Purchaser: Fidelity Partners, Inc., or special purpose affiliates.

Terms: All cash purchases to sellers. Willing to accommodate 1031 exchanges.

Asset Categories: Real property (with value-added characteristics); Mortgages; Tax-exempt bonds; Judgments; Charge offs (excluding credit cards and small balance consumer loans); Deficiencies; Environmentally-impaired assets.

Size: Debt portfolio purchases: minimum $5 million equity investment/purchase price. Real estate purchases: minimum $10 million equity investment/purchase price. No maximum size.

Geographic Preference: Will purchase loans nationally; Real estate must be west of Mississippi.

Due Diligence: Prefer 30 days, but will complete in 14 days.
